Rent Procedures

1) To appoint a property agent.
2) Tell the agent about your requirement and information such as unit size, budget, moving date, number of occupants and others if have any.
3) Arrange viewings and confirmed the unit that you like, then it’s time to make an offer. Tell the agent your offer rental, tenancy tenure and additional request if have any.
4) Sign Letter of Offer and pay earnest deposit to the agency to reserve the unit. The payment of an “Earnest deposit”. This usually equals the amount of one months’ rent and is a booking deposit. The “Earnest deposit” can be eventually used as the first month’s rent.
5) Agent will collect all documentations from tenant / landlord for preparing tenancy agreement. Tenancy agreement to be signed within a specific day from date of offer acceptance.
6) Upon signing the tenancy agreement by both parties, tenant to pays up balance:
-Security deposit (two months)
-Utilities deposit (half month)
-Gov’t stamp duty, agreement fees & disbursement fees
7) Receive keys and move-in. Go through inventory list and check utilities meter reading with agent.
8) The Tenancy Agreement is sent to stamp office for stamping. Landlord & tenant receives the stamped copy of the agreement.
The Tenancy Agreement will have to be stamped by the Inland Revenue Authority of Malaysia. Only after the Tenancy has been stamped then it becomes a valid legal document. This is to protect the interest of both contracting parties.
